21 Broadway Lofts

The seven-story brick building was originally constructed in 1913 for commercial use. In 2007 the building was rezoned from a commercial to residential building, resulting in upgrades to the building to meet residential zoning requirements.

EPS15 Geofoam was installed as void fill beneath the concrete floor of the building to raise the elevation. One such upgrade required raising the floor by 24 inches to meet zoning requirements for window heights. A total of 18 inches of EPS15 Geofoam floor elevation fill and 6 inches of concrete were used to raise the floor elevation. Geofoam was chosen as floor elevation fill for its light weight, easy installation, labor and material cost savings.

Geofoam was chosen as floor elevation fill because of being a lightweight fill solution. In addition, Geofoam is an engineered fill material with known load bearing properties. Additionally, with the speed of construction, installation of Geofoam saves money and time compared to the conventional methods.
